Andrew's team has worked with a lot of hedge funds before and they helped them find consumers to sell the homes directly and also helped them purchase homes.
What's different with Hyperion Homes is that they offer buyers who cannot qualify for a mortgage for some reason (i.e. had a recent shortsale, credit is a bit short, etc.) a chance to finding a home they want now and purchasing it in a couple of years or so.
They qualify a buyer/tenant for a certain amount of rent and purchase price. The company buys the home for the tenant and gives them a guaranteed purchase price with a 5% jump of price each year which is lower than the average appreciation of home prices in the market right now. They even make modifications to the home! The good thing about it is that the tenants are under no obligation to buy the home. They are only obligated to 1 year rent.
It gives consumers a great head start in buying a home they want. It's also great for people who are unsure of moving to Tampa Bay because they can use it as a test drive according to Robert.

Duncan talks about the local real estate statistics from the Greater Tampa
Association of Realtors for the month of July on The Duncan Duo Real Estate Show on 970
WFLA.
The average sale price of homes in Tampa has
gone up from $207,000 last month to $212,000 (about 2.5% rise) this month which
is the highest sale price seen in more than 5 years. From $181,000 in January,
each month the average sale price has gone up. 2410
homes have sold in July according to Greater Tampa Association of Realtors with
an average ratio of sale to list price at 97%. The average days before a home
went under contract is 71 and 4 months of inventory.
There has
been inventory problems for people looking to buy entry level or first time buyer homes. It's a
real challenge since there are not a lot of options available in the market.
In a
nutshell, home values are going up, homes
are selling more quickly and less inventory means it's more of a seller's
market which makes it very competitive in certain price ranges.
He goes on
to say, the statistics support what he had said before that if you want to buy,
NOW is the time. The longer you wait, the more money it will cost you with the
rising prices of homes nowadays. The average price of homes in Tampa has gone
up 31,000 since January.

The Tampa real estate market has experienced an increase in home values. Andrew Duncan talked on The Duncan Duo Real Estate Show last weekend about rising home values and rising interest rates. He had Aaron Davis from Hillsborough Title and Robert Johnson from his real estate team on the show. They discussed how important it was for buyers to buy a home now instead of waiting as waiting will cost the home buyer money.
If a buyer is thinking about waiting a year, and prices go up 10% and interest rates go up 1/4 of a point, that same house a buyer could buy today, would cost them tens of thousands of dollars more over the life of ownership.
Andrew reiterates how home values have been rising in Tampa Bay and likely will continue to do so. So, if you are a home buyer and waiting to buy, plan on paying more money. NOW is the time to buy a home! Don't wait for prices and rates to go up and price you out of your dream home.

When should the seller disclose information about the home? The answer is ALWAYS. Home inspections will be done by buyers and they will find out sooner or later anyway if there is anything wrong with the home.
All too often, sellers purposely don't disclose things because they say they never lived in the house or for whatever reason. Richard explains that before they provide the quote, they check a lot of records, permits, property appraiser websites. Many times they will see permits pulled for settlement remediation which gives sa clue that there was a sinkhole claim filed on the property. Andrew adds that though it doesn't necessarily mean there's a sinkhole but if not disclosed to the buyer, it raises all kinds of red flags and makes the buyer think what else are the sellers not telling them.
If there's a defect on the home, the seller has an obligation to disclose it. When they don't, it could trigger all kinds of legal liabilities. Having something wrong with the home doesn't necessarily mean that people won't buy it but it will be factored into the equation of how much work needs to be done to get the home ready.
Some people don't realize the chain of events that happen once they get their home inspected. They usually do it to find peace of mind but what they don't know is that there will be a report out there that there was a sinkhole testing done on the property. But these reports in turn can be used to alleviate the concerns that a buyer may have.
