Andrew Duncan guests Paul Arrington from Arrico Property Management in The Duncan Duo Real Estate Show on 970 WFLA - Tampa Bay as they discuss what's going on in property management industry and some of the best neighborhoods to buy investment property for rentals.

Paul has been very busy with a lot of activities like the National Association of Residential Property Managers State convention in Melbourne, he taught a GK Compliance class, the Greater Tampa Association of Realtors Property Management Task Force had a panel of experts from small, medium and large companies talked about the property management world and so on.

One thing that sets them apart from other property managers is their continued education which helps a lot.

As far as good listings, they have an awesome place Tudor Cay Condominiums in Hillsborough and they have a tenant for it.

He talks about how their screening process makes sure they get the right tenant and save the homeowners a lot of hassles or issues in the future. He sites an example where there was a tenant who didn't want to have their 6 adult children to be on the lease and it turned out to be that they were illegal aliens and had other issues as well. He highlights that people who don't want to get their name on the lease typically have a reason why and this would raise a red flag.

Andrew asks which areas in Tampa Bay would be good areas for rentals. Paul says some areas are the ones very close to the base, Westchase, New Tampa, and anywhere where the cross town expressway could get you back and forth to the base pretty quickly namely Brandon, Valrico, Ruskin.

Andrew mentions that the military is a large part of the rental community that buy homes. The ones that don't tend to rent because they're concerned that they might be moving again in 1-2 years.

They discuss the cycle of how they first become The Duncan Duo's customer to buy a home, then eventually when they are assigned overseas or out of state, they have their home rented out to a competent property manager just like Arrico Property Management. When it comes time to sell, they turn over to The Duncan Duo.

Tampa Bay Real Estate Market Update for August 2014 - Tampa Home Sales Stats

Watch as Andrew Duncan talks about the local Real Estate Statistics which he does ever month on The Duncan Duo Real Estate show to update consumers of what's going on in the market.

In this video, he talks about the August statistics from the Greater Tampa Association of Realtors. There is a bump up in the average sale price in Tampa Bay which is now up to $214,000. The highest point it has ever been in over a decade!

There has been a rise month over month of over 2 % - 2425 homes sold just a few homes short of last month's stats but relatively in line with last August's numbers of 2463. He points out that the last 2 August (2013 and 2014) are by far the best 2 Augusts in several years.

Homes on the average are taking about 74 days to sell. They have about 3.9 months worth of inventory. And homes on the average are selling at 97% of the selling price. He explains that the 97% is based on the current listing price since a lot of consumers are inquiring about this.

These numbers vary from neighborhood to neighborhood and price point to price point. The higher you go on price, the more saturation and more homes you see on the market.

He mentions, as he has been talking about this the past couple of weeks on the show, that the million dollar market is making a significant stride. More homes in this bracket are selling and going on the market to get listed, too. He points out that this market sold 24 single family homes and villas in August which is the most he's seen for years!

The state of Florida has had a population increase the past few years as compared to 2008 when they were losing population because of the challenges in the economy back then. Now, there are about 600 or so a day coming in to Florida. He mentioned that the next big niche markets are the snowbirds, baby boomers and 55+ market. A lot of builders cater to that audience and are now building communities around it.

Andrew has met a few builders since he's building a new home  center at the new office they are moving into in October. And he knows that segment will be a bit focused on Tampa Bay. The builders have been noticing that the buyers are around the 50's and 60's range looking for amenities like golf communities. He goes on to say that Tampa Bay builders might have taken notice to what's happening in The Villages and instead of letting the people leave, why don't they find solutions to keep them in Tampa Bay. Builders are targeting that audience to build around that demographic.

People from up north are also moving down to Florida causing the increase of population and driving the increase of million dollar sales because of the value that they could get for their money if they buy a home in Florida.

Andrew also mentions that people around the country are not the only ones taking notice of the prices of homes in Tampa. 25% of international investors buy a home in Florida. Though they are a small percentage of the population, they own 25% of international sales in the real estate market. He sites that in the Tampa - St. Pete market, 11% of their sales come from international buyers which is a huge segment of their market. The international buyers are seeing the benefits of purchasing in Florida instead of their own market. They get the appreciation value, they get the benefits, they get the use. Andrew said that they have had several all cash sales from international buyers recently so they are also considering the exposure to the international market.

  4. Children's Home in Tampa: This organization cares for foster children. We've supported their Christmas events for the last few years, and plan to continue doing so. 
  5. Wounded Warrior Project: As the son and brother of veterans, this organization is near and dear to Andrew Duncan. This program offers assistance to soldiers who have returned from war.
  6. Tampa YMCA: Our contributions help kids that couldn't otherwise be members. Andrew Duncan also coaches his daughter's basketball team and gives his time to various other events.
