Andrew Duncan guests Paul Arrington from Arrico Property Management in The Duncan Duo Real Estate Show on 970 WFLA - Tampa Bay as they discuss what's going on in property management industry and some of the best neighborhoods to buy investment property for rentals.
Paul has been very busy with a lot of activities like the National Association of Residential Property Managers State convention in Melbourne, he taught a GK Compliance class, the Greater Tampa Association of Realtors Property Management Task Force had a panel of experts from small, medium and large companies talked about the property management world and so on.
One thing that sets them apart from other property managers is their continued education which helps a lot.
As far as good listings, they have an awesome place Tudor Cay Condominiums in Hillsborough and they have a tenant for it.
He talks about how their screening process makes sure they get the right tenant and save the homeowners a lot of hassles or issues in the future. He sites an example where there was a tenant who didn't want to have their 6 adult children to be on the lease and it turned out to be that they were illegal aliens and had other issues as well. He highlights that people who don't want to get their name on the lease typically have a reason why and this would raise a red flag.
Andrew asks which areas in Tampa Bay would be good areas for rentals. Paul says some areas are the ones very close to the base, Westchase, New Tampa, and anywhere where the cross town expressway could get you back and forth to the base pretty quickly namely Brandon, Valrico, Ruskin.
Andrew mentions that the military is a large part of the rental community that buy homes. The ones that don't tend to rent because they're concerned that they might be moving again in 1-2 years.
They discuss the cycle of how they first become The Duncan Duo's customer to buy a home, then eventually when they are assigned overseas or out of state, they have their home rented out to a competent property manager just like Arrico Property Management. When it comes time to sell, they turn over to The Duncan Duo.
