In today's Halloween-themed video, Tampa Bay Lightning forwards Alex Killorn and Erik Condra share their fondest Halloween memories.
Alex Killorn's favorite memory literally involved tricks and treats! There was a house in his neighborhood that always gave out big candy bars, so he and his would switch costumes so they could go back for more!
Erik Condra has fond memories about his childhood in Detroit. He says that on Halloween in Detroit, you never know whether it's going to rain, snow, or be hot out. He loved never knowing what he was going to get when he went trick-or-treating!

Brian Boyle with the Tampa Bay Lightning Shares His Halloween Memories


In today's Halloween-themed video, Brian Boyle from the Tampa Bay Lightning shares his favorite Halloween memory.

Brian's dad had a green mask. "We'd be like, 'Come on, Dad. You've got to get a new costume," says Boyle. It was an ugly monster type of mask. Brian's dad would sneak up behind the kids with a flashlight under his face, scaring them every time.

One Halloween, Brian's dad wasn't able to wear the mask because the family was having a Halloween party. Brian says, "At 10 o'clock, we packed up, and drove to Lake Placid for a hockey tournament."

Andrew Duncan, Tampa Bay's #1 Realtor and expert talks to Richard Vazquez from Artisan Insurance on The Duncan Duo Show as he gives an update on Home Owner's Insurance news. They touched on a recent criminal case where a local couple was facing 20 years in jail for lying about sinkhole damage and not properly disclosing when selling a home. The couple had a full fledged sinkhole claim complete with investigations. The couple had been paid over $150,000 in a settlement and then they turned around and sold the house as if it was a typical standard house in the neighborhood that's undamaged. The lady who bought it can't live in it now but still faced with the mortgage she now owns the house but can't live in it because she's afraid to put her family in the house because it could go into the ground at any time.  

The lack of documented disclosure is something that haunts them all the time in the Real Estate business. Andrew loves the fact they're pulling out the possibility of possibility of criminal charges for people who cheat the system like that.

One of the common worries consumers have is getting their credit pulled because they're afraid it's going to hurt their FICO. If you're shopping for any type of loan, be it a mortgage or a car loan, David says that FICO allows you a 30-day period to shop for a rate. So if the mortgage companies are pulling your credit within the 30-day period, it's considered as one inquiry. 

Another great tip from David is if you have something in collections, it's better not to pay it off around the time you are doing any type of financing because it's going to be considered a recent view of derogatory credit by FICO which will affect your credit. The best thing to do if you were made to pay it off by the lender is to wait to the very end at closing time that way FICO won't be able to pick it up in time for closing.

They also talk about how the importance of the credit score, how to preserve it or how to pull up your numbers.

Old Real Estate Data Misleading Consumers and the Worst Performing Tampa Bay Neighborhoods

Andrew Duncan, Tampa's #1 Realtor and Expert talks with The Diaz Duo at Waterstone Mortgage and Joellyn Robles from Hillsborough Title about consumers being misled by real estate data that is old. They also spend a few minutes talking about the worst Tampa Bay neighborhoods and zip codes for % of homes losing value.

Case-Shiller Index which is regularly used to talk about what is going on in the Real Estate Market. What consumers don't realize is how old the data they are using in their reports. As of October, the data of Case-Shiller is only up to July. Consumers are basing their decisions on old data. What they are not factoring in is all the changes in TRID that will cause some challenges. The report is also not factoring in the data from August to September. The report also talks about the entire market in general but in reality it may not necessarily reflect on what's happening in Plant City, Lithia or New Tampa. 

He also talks about the zip codes of areas where homes are losing value according to Zillow reports. Some of the zip codes mentioned were 33592 (Thonotosassa), 33565 (Hernando Beach, Webster), 33565 (Plant City), 33525 (Dade City) and 33427 (New Tampa). It doesn't mean that there have been drastic value drops in these markets. It only means that 
the market is starting to soften a little bit. We can see some of the pressures of the elections and economic pressures come out. 

They also talk about the zip codes with the lowest percentage of homes losing value. This doesn't mean these are the areas with the best appreciation. Some of the zip codes mentioned were 33605 (Tampa), 33534 (Gibsonton), 33713 (St Pete).

New TRID guidelines change how home closings occur, what can YOU do to be prepared?

Andrew Duncan , Tampa's #1 Realtor and Expert, talks to Arnie and David Diaz of Waterstone Mortgage and Joellyn Robles of Hillsborough Title about the new TRID guidelines and how it impacts the closing process. There are some helpful information for both consumers and agents alike to help them be prepared and make sure there are no delays in closing.

Some of the things discussed is that first, the lender will not be able to start the process of ordering the appraisal unless you sign the document Attempt to Proceed. Arnie suggests to get inspections done right about the time you sign the contract or even before if you know you're going to buy the home because it's going to delay the process. Second is that the seller needs to agree to give disclosures by email (e-conscent) which might be an obstacle for the non-tech savy crowd. Third is that the lender need to approve the title company because the lender is taking all the risks in the transaction.

Tampa Bay Home Sales Stats & Real Estate Vales Update on The Duncan Duo Show

Andrew Duncan talks to David and Arnie Diaz of Waterstone Mortgage about the latest local Real Estate statistics according to The Greater Tampa Association of Realtors released every month.

There has been a bit of a slowdown in the market which is normal around this time every year. In July, there were 3,065 homes sold but in August, it dipped to 2,704. The average sale price dropped to $220,679 from $221,000 which is the first time in several months. The average days on market crept up a little bit to 69 days from 64 last month. There are 7,937 homes on the market which is 2.9 months of inventory, a slight change from last month's lower 2.8 months of inventory.

Overall, not a lot of change although there was a bit of drop in sales which is part of the seasonal dip that seen every year. It's pretty stable across the board compared of August of last year. David adds though there has been a dip of 18% in sales from June this year, it's still better than it was last year. 

Andrew says that 2.9 months of inventory is really low and comparable to markets like San Francisco and in his personal opinion, this lack of inventory is a combination of homes being less affordable due to the  increase in payments and rates plus investors not getting into the market as much compared to previous years. Investors were able to get about 10%+ return on investment before but now rents have not increased as much as prices have. So the loss of investor audience and a pool of buyers helped contribute to the lack of inventory.

Another factor might be because there are some investors who haven't decided to unleash their inventory yet like Blackstone, Colony Capital and some of the large Hedge Funds. They own thousands of homes in Tampa Bay and other parts of the country. Though they've sold those homes off in other places, they haven't done so in Tampa Bay because aside from rents being so high, they feel that the market is not at the peak yet. They feel that there will be more appreciation to come so they are holding on which keeps the inventory low. 

Also, there are a lot of sellers who are still sitting on the fence which might be a mistake most of the time because as the value of their home goes up, so are the values of the other homes. They're actually losing money by holding on. There are some home owners who think they are still under water and don't realize they have equity on their homes because of appreciation. Andrew and his team have helped people in the same situation as they have shared in their testimonials for The Duncan Duo. 

Another market that's starting to do better is the condo market. The luxury market is still really saturated but doing better than a year or two ago.
