FHA is changing some of it’s rules which should allow more condo buildings to get FHA approval which would increase the ability of people to buy it and in effect would increase prices. Condo values have been depressed because of 25+% down payments being needed and if FHA loosens up, it could have a dramatic impact on condo values and demand.

Andrew Duncan, Tampa Bay's #1 Realtor and expert talks with Richard Vasquez of Artisan Insurance about sinkhole insurance and his advice to home buyers. He also has Arnie and David Diaz of Waterstone Mortgage as guests on The Duncan Duo Show.
We are starting to see it a lot more sinkhole issues as another one recently came out on the local news channel. This has spooked a lot of home buyers. Although sinkholes are a big concern, it's not as common as most people think.
Richard reminds us about the time when there were a lot of sinkhole claims being filed but it didn't mean that there were a lot of sinkholes in those areas. He suggests that if you're looking at certain areas that have a sinkhole problem, it's good to team up with your insurance agent if you're settling on one or two houses but just can't make up your mind. They should be able to do some checks for you like if there has been any sinkhole claims on it. They can check on permits to see what's been done to the house like when was the last time the roof was replaced, air conditioner, plumbing and things like that. Andrew says it's a resource a lot of people don't take advantage of but should because it gives the buyer some history on what happened to the home.
Although it's garnering a lot of attention, buyers should realize that sinkholes is only a pretty small percentage of the homes.

Andrew says there are a lot of consumers who don't engage with the mortgage lenders because they think they can't qualify when they probably can. It's like they did too good of a job telling people that it got harder to get a mortgage that they're spooking people from even trying.
David talks about the 2 camps of consumers - first are those who don't think they could get one. They are buyers who are not even aware they could put as little as 3% down or no down payment at all just like in programs offered by Waterstone Mortgage.
The other camp are those buyers who usually buy every 6 years but instead are now buying every 10 years. Getting a mortgage 10 years ago is very different than it is today. They are doing more checks and balances to make sure the buyer has the means to pay the loan back but it doesn't necessarily mean it's more difficult to get qualified. Andrew refers to the process as "more detailed."
There's even a program offered in Hillsborough county for first time home buyers (meaning you haven't owned a home in the last 3 years) wherein they could qualify for $15,000 down payment assistance.
