Today, we’ll be covering five tips to sell your Tampa Bay home quickly this spring. We want to help sell your home in the least amount of time possible!

Price the home appropriately. Lots of homeowners think their home is worth more than it really is, and then their property sits on the market for longer than they expect. This ultimately causes them to earn less for their home in the long run. However, pricing your home under its initial market value might help it sell faster by attracting a bidding war and maximizing profit. 

Stage your home professionally. This helps reduce clutter in your home and, ultimately, make your property show better. It puts the home in the right light that buyers are looking for specifically. It’s a valuable strategy to help you earn more for your home than without it.


Duncan Duo: Hire an experienced real estate professional

Hire the right agent. The person selling your home shouldn’t be a friend or a family member, but instead, tailored and knowledgeable professional. You want the right amount of exposure in the quickest time possible with all the amazing technology out there, including drone and panorama photos. Time the sale. You want the most amount of buyers to show up and walk through your home. Sometimes, the right time to sell in certain neighborhoods is in the spring or the summer. It might be during the winter, so talk to a Realtor that’s familiar with your area.

Target millennials. Those between the ages of 18 and 34 represent a booming demographic within our marketplace. Although they’re not particularly a target for luxury properties, they’re certainly out there looking for their first home. You’ll find them through social media. Likewise, your agent should understand social media technology. You’re likely watching this video on social media, so there are so many more opportunities to reach out to buyers this way.

Sarasota & Manatee Real Estate Stats and Home & Condo Sales Statistics February 2016

Based on the year over year stats, in February 2016, there were 506 home sales in Sarasota county compared to 580 sales last year. Number of homes sold for cash is 240 homes this year and 290 homes last year. The average sale price went from $296,000 to $376,000 which shows significant appreciation of almost 30%. These are for single family homes.

In Manatee, there was a 10% drop in the number of home sales this year compared to last year. The average sale price went from $313,000 to $326,000 which is about a 4% growth.

The number of sales increased for Townhouses and Condos. They had a 10% increase in the number of sales and an average sale price increase of almost 30%. Same with in the Manatee county where they had about 20% increase in home sales but a decrease in the average sale price for townhouses and condos.

Andrew talks about how prices are going to rise but the number of homes sold will drop this year because of the lack of inventory and some underlying economic obstacles that might start to stabilize things and slow down the market.

Tampa Bay Real Estate Stats & Home Sales Statistics for February 2016 from #1 Florida REMAX Agent

For February, there were 2,074 home sales. The average sales price was $220,170. The average home in Tampa Bay sells for 97% of the asking price in 73 days and there was 3.6 months of inventory.

It was the first time in a while that they saw a decrease in the number of sales based on the year over year comparison though there is an increase of $25,000 or 9-10% depending on the price point. As you climb up the price charts, the inventory gets worse. Like for million dollar homes, there is 27 months of inventory and 287 homes on the market. The slow down in the real estate market, it usually happens in the higher price points first.

Although the market slowed down a bit in the first quarter, both agreed that it is not an indication that this will be the trend for the following months. Andrew said that there are a lot of economic factors that keep the Tampa Bay market in a different place than other parts of the country don't have like job growth and population growth.

In a seller's market, there is not a lot of inventory so some buyers are missing out on what they want. The market is very competitive. Bidding wars happen in certain price ranges (100,000-400,000 homes). What a buyer needs to do is to sit down, compromise and be a little bit flexible in their search criteria.

One of the things a buyer can compromise on is the location. If you are not able to find the home that you want in a specific area, maybe it's time to open yourself up to looking in other areas.

Another is the price. In a seller's market, a 250,000 home could probably sell for 247,000 if not for more than 250k depending on the situation. There are a lot of bidding wars happening especially in that price range and low balling an offer is not the right way to go.

A buyer may not be able to find everything he wants in a home so compromise is really the key because putting off buying could cost a buyer even more down the road.
